New Lake Neighborhood Takes Shape
Two years ago, White Oak Landing was a dream; last year, the developers were paving the phase-one road system for twenty-four waterfront homesites. This year, they are finishing construction for lake homes #2, #3 and #4. (House #1 was completed in mid-summer of last year.)
Three of the first four homes are for our first residents, while the fourth is being built so one lucky prospective owner can be on the lake in time for this summer. Also, the contractors are starting homes #5 and #6 which are being built to show off our newest designs this summer.

Shoppers for new homes on Lake Martin find their options fall into three categories. The first category is a collection of homes in excess of $1,000,000 in master-planned communities with large private lots, protective covenants and access to key amenities. While the homes are well-built, prices are above many prospective buyers’ budgets.
The second category consists of houses that are built on scattered lots around the lake. These homes are built on “left over” lots in older areas, and surrounding properties are not always built to the same quality standards. Covenants in these areas, if any, are loosely enforced. Therefore, neighboring properties limit the new home’s potential appreciation.
The third category of new homes tends to be in new neighborhoods where the developer creates small lots and places the homes close together to get a greater return on land. This density coupled with mass production allows the builder to provide a lower overall ticket price while sacrificing customization, privacy, waterfront features and value.
